Город Алматы имеет специфические инженерно-геологические, ландшафтно-топографические и климатические условия. Они оказывают существенное влияние на объемно-планировочные и материало-конструкционные решения зданий. Практика жилищного домостроения в Алмыты достаточно разнообразна. На современном рынке недвижимости активно представлены дома, построенные в городе начиная с 1930-х годов. Эти трёхэтажные дома имеют кирпичные стены, деревянные или железобетонные перекрытия. Квартиры имеют высокие потолки (3,6 м) и большие площади основных помещений. В конце 1950-х годов появляются трёх- и четырёхэтажные кирпичные жилые дома, построенные по типовым проектам. В этих домах квартиры имеют небольшую площадь. Высота потолков 2,5-2,6 м. С начала шестидесятых массово строятся четырёх- и пятиэтажные жилые дома из крупных панелей. В них располагаются небольшие по площади квартиры с невысокими потолками. В начале 1970-х годов появляются крупнопанельные жилые дома с квартирами значительно большей площади и высокими потолками. Этажность возрастает до 9. Тогда же появляются панельные дома с железобетонным сборным и сборно-монолитным каркасом. Этажность возрастает до 16. Одновременно строятся жилые дома с наружными стенами из монолитного керамзитобетона. Их этажность достигает 12. В конце 1970-х начинается строительство высококомфортабельных 5-этажных домов с железобетонным каркасом и кирпичными стенами. Всплеск активности жилищного строительства отмечается в 2000-е годы. В практике появляются дома из монолитного железобетона. Широко применяется железобетонный и стальной каркас. Наружные стены этих домов выполняются из пено- или газо-блоков. Используется и сплошное фасадное остекление. Особенностью современного рынка жилья является стремление некоторой части собственников произвести перепланировку или объединить квартиры. Соответственно определённое внимание уделено специфике устройства дополнительных проёмов в стенах из различных материалов. Учебный материал разделён на шесть частей.

THE CITY OF ALMATY HAS SPECIFIC ENGINEERING-GEOLOGICAL, LANDSCAPE-TOPOGRAPHIC AND CLIMATIC CONDITIONS. THEY HAVE A SIGNIFICANT IMPACT ON THE SPATIAL PLANNING AND MATERIAL AND STRUCTURAL SOLUTIONS OF BUILDINGS.

The practice of housing construction in Almaty is quite diverse. In the modern real estate market, houses built in the city since the 1930s are actively represented. These three-storey houses have brick walls, wooden or reinforced concrete floors. The apartments have high ceilings (3.6 m) and large areas of the main rooms.

In the late 1950s, three-and four - story brick residential buildings built according to standard designs appeared. In these houses, the apartments have a small area. The ceiling height is 2.5-2.6 m.

Since the beginning of the sixties, four - and five-story residential buildings made of large panels have been massively built. They are located in small apartments with low ceilings.

In the early 1970s, large-panel residential buildings with apartments of much larger area and high ceilings appeared. The number of floors increases to 9. At the same time, panel houses with reinforced concrete prefabricated and prefabricatedmonolithic frame appear. The number of floors increases to 16. At the same time, residential buildings with exterior walls made of monolithic expanded clay concrete are being built. Their number of floors reaches 12.

In the late 1970s, the construction of highly comfortable 5-storey houses with a reinforced concrete frame and brick walls began.

The surge in housing construction activity is noted in the 2000s. In practice, there are houses made of monolithic reinforced concrete. Reinforced concrete and steel frames are widely used. The exterior walls of these houses are made of foam or gas blocks. Solid facade glazing is also used.

A feature of the modern housing market is the desire of some of the owners to make a change in the layout or combine apartments. Accordingly, some attention is paid to the specifics of the device of additional openings in walls made of various materials.

          ALMATY ENGINEERING-GEOLOGICAL AND NATURAL-CLIMATIC CONDITIONS IN THE ASPECT OF

HOUSING DESIGN AND CONSTRUCTION. In this section, consider atmospheric phenomena that form smog over the central part of the city; emerging mudflows; features of regulated development zones along rivers; specifics of compensation for seismic impacts. Attention is paid to the space-planning features of earthquake-resistant buildings.

          MODERN DWELLING COMPLEXES IN THE ALMATY CITY. In this section, the most typical examples of residential complexes with different storeys of buildings with different stylistic solutions of facades are considered.

          BRICK DWELLING HOUSES IN THE ALMATY CITY: PLANNING AND STRUCTURAL FEATURES. This section discusses the features of buildings with brick walls; solutions to the main structural components; examples of the formation of openings in load-bearing walls. In the current century, the practice of building multi-storey houses with brick walls in Almaty has significantly decreased. However, the architectural, artistic and structural features of the brickwork show the promise of this material.

           LARGE-PANEL DWELLING HOUSES IN THE ALMATY CITY: PLANNING AND STRUCTURAL FEATURES.

This section discusses the features of large-panel residential buildings; solutions to the main structural components; the possibility of forming openings in wall panels. In the current century, the practice of building multi-storey large-panel houses in Almaty is not recorded. However, the technological features of large-panel housing construction have great prospects in the field of housing for socially protected segments of the population. The architectural and artistic possibilities of large-panel housing construction are also very promising.

          MONOLITHIC CONCRETE DWELLING HOUSES IN THE ALMATY CITY: PLANNING AND STRUCTURAL

FEATURES. This section discusses the specifics of buildings with a monolithic reinforced concrete structure. At the end of the last century, many houses were built in Almaty with walls made of light monolithic expanded clay, using "sliding" formwork. These walls did not require external insulation. In the current century, houses with monolithic walls made of heavy reinforced concrete have come into practice. These walls require special insulation.

         COMBINED FRAME DWELLING HOUSES IN THE ALMATY CITY: PLANNING AND STRUCTURAL

FEATURES. In this section, the most common multi-storey buildings with a frame structure in the modern construction practice of the city of Almaty are considered. The frames are made in a precast, precast-monolithic and monolithic reinforced concrete version or in a steel version.
